Elastomeric Roof Coatings: The Complete Chemistry Guide

An elastomeric coating is one that stretches with the roof and recovers — elastic plus polymeric. Quality roof coatings elongate anywhere from 100% to several hundred percent of their original dimension and return without cracking, which matters because commercial roofs move constantly: metal panels grow and shrink daily with temperature, membranes expand and contract seasonally, and every seam and fastener is a stress point. A rigid film applied over that movement cracks within a season. An elastomeric film rides the movement for decades.

Applied at proper thickness — measured in dry mils — an elastomeric coating is not paint. It is a fluid-applied membrane that cures into a single seamless waterproof layer over the entire roof: every seam, fastener, flashing, and penetration ends up beneath one continuous film. 

Warranty terms track thickness, which is why reputable contractors measure millage as they work rather than guessing at coverage.

The selection logic is more mechanical than marketing materials suggest. 

Drainage decides first: if water stands on the roof for more than 48 hours after rain, silicone (or slope-correcting spray foam) is the specification, full stop — acrylic is disqualified and urethane is situational. 

Substrate decides second: asphalt surfaces (mod-bit, BUR) either take aluminum coatings directly or need bleed-blocking primers under white systems; single-ply membranes like TPO demand adhesion primers and test patches; metal wants rust-inhibitive priming and fastener work before any topcoat. 

Exposure decides third: hail country and trafficked roofs argue for urethane or granule-surfaced systems, while high-UV southern climates reward silicone’s stability and northern climates broaden acrylic’s appeal window.

Then budget and history close the decision. A roof already coated with silicone can only be recoated with silicone. A roof on its first coating cycle keeps every future option open if urethane or acrylic goes down now.

Coating warranties are purchased in mils. As a general rule across manufacturers, roughly 20 dry mils of field thickness supports a 10-year warranty and 40 dry mils supports a 20-year term, with details and seams built thicker still. 

This is why two identical-looking bids can differ by a dollar per square foot — one is quoting a 10-year film and the other a 20-year film. Owners should ask every bidder for the specified dry mil thickness and the warranty term it earns, in writing.
