Metal Roof Restoration: The Complete Guide

Metal roofs are the number-one candidate for coating restoration: rust is treated, every fastener and seam is sealed, and the whole roof turns reflective white — for a fraction of replacement cost, and no down time.

What Is Metal Roof Restoration?

Metal roof restoration keeps the panels you already have and fixes what actually fails on them: fasteners, seams, pipe boots and occasionally rust.

The metal is cleaned, corrosion is treated and primed, every fastener head and lap is sealed, and a fluid-applied coating system turns the whole roof into one seamless, reflective membrane.

Done right, it adds 20+ years to a roof that was headed for replacement — and the next cycle is a recoat, not a tear-off.

Metal adds two steps the other substrates don’t: rust is mechanically treated and primed with a rust-inhibiting primer before anything else, and every fastener head gets re-secured and capped with flashing-grade mastic.

Skip either and the coating fails from underneath.

The checklist

How to qualify a metal roof for coating.

The question on metal is always the same: is the rust surface-deep, or is it through? Surface rust restores; perforated panels get replaced first. Everything else is a checklist:

✅ Good candidate

  • Surface rust only — panels still solid
  • Sound purlins, decking and framing
  • Fasteners that can be re-secured or replaced
  • Seams and laps that can be cleaned and sealed
  • Water sheds off — or a ponding-rated chemistry is chosen

❌ Poor candidate

  • Rust-through, perforation or paper-thin panels
  • Structural corrosion in purlins or framing
  • Saturated insulation below the deck
  • Widespread seam failure faster than it can be detailed
  • Panels too loose or deformed to seal

The economics

Cost, service life & warranties.

Typical installed cost

Roughly $2.50–$6.00 per square foot installed depending on chemistry and prep — usually 20–40% of the cost of a metal re-roof. Roof condition and fastener count are what move a metal bid.

Service life & recoats

Expect 20+ years per cycle, then a clean and recoat instead of a replacement. Acrylic systems can be recoated with any chemistry, silicone systems recoat with silicone.

Warranties & the tax angle

Warranty terms follow the manufacturer’s specs. And because a coating is generally maintenance rather than a capital improvement, many businesses deduct the full cost in year one under Section 179.

Frequently Asked Questions

Can a rusty metal roof be coated?

Yes, if the rust is surface-deep. It’s mechanically treated and sealed with a rust-inhibiting primer before the coating goes on. Rusted-through or perforated panels are replaced first.

Which coating is best for a metal roof?

Acrylic for most metal roofs — reflective, affordable and easy to recoat. Silicone where low-slope metal holds water at laps or behind rooftop units.

How long does a coated metal roof last?

10–20+ years per cycle depending on the system and film thickness, then a recoat resets the clock.

Does coating stop metal roof leaks?

The coating seals the field; the detailing stops the leaks — every fastener capped, every seam and lap reinforced before the coating goes on.

How much does metal roof restoration cost?

Roughly $2.50–$6.00 per square foot installed — typically 30–50% of a re-roof.
