Acrylic Roof Coating Cost: What You’ll Actually Pay Per Square Foot

A professionally installed acrylic roof coating system on a commercial building typically costs $1.50 to $4.00 per square foot, and most full-warranty two-coat restorations land between $2.00 and $3.50. The coating itself is the smaller piece of that number: cleaning, repairs, fastener and seam detailing, and labor usually account for more than half of the installed price.

Installed Cost Ranges

National cost guides put elastomeric coatings on flat and low-slope commercial roofs at roughly $1.00 to $4.00 per square foot installed, and acrylic consistently prices at the low end of the coating family, below silicone and well below polyurethane systems. Where a specific project lands inside that range depends mostly on what has to happen before anyone opens a bucket.

Be skeptical of quotes that come in far below these figures. The usual shortcut is thin application, and dry film thickness is the single strongest predictor of how long an acrylic system lasts.

What Drives the Price

  • Roof condition. A dirty but sound roof needs a pressure wash. A roof with rusted panels, wet insulation, or failing seams needs repairs, primer, and reinforcement before coating. Prep is the biggest cost variable on most jobs.
  • Film thickness and warranty tier. More mils means more gallons and more passes. Moving from a 10-year to a 20-year warranty spec can nearly double the coating quantity.
  • Substrate. Metal roofs need fastener and seam detailing at every panel lap. Single-ply membranes often need a specialty primer. Smooth modified bitumen is usually the simplest.
  • Roof complexity. Curbs, penetrations, HVAC units, and parapet walls all require hand detailing that slows production.
  • Size. Mobilization costs are spread thin on a 100,000 sq ft warehouse and concentrated on a 3,000 sq ft strip-mall unit, so small roofs cost more per square foot.
  • Region and access. Labor rates, staging, and building height move the number in either direction.

Material Math: What the Coating Itself Costs

Commercial-grade acrylic roof coating generally runs $20 to $40 per gallon at distributor pricing. A representative specification, such as the National Coatings AcryShield A400 technical data sheet, calls for 1.5 gallons per 100 square feet per coat, which lays down about 24 wet mils and dries to roughly 12.5 mils per coat at 52 percent volume solids.

  • Two coats at 1.5 gal per 100 sq ft = 3 gallons per 100 sq ft
  • 3 gallons x $20 to $40 = $60 to $120 per 100 sq ft
  • Material cost: roughly $0.60 to $1.20 per square foot, before primer, seam tape, sealant, and waste

That math explains the installed pricing: on a typical $2.50 per square foot restoration, coating material is around a third of the total. The rest is prep, detailing, labor, equipment, and margin. It also explains why cut-rate bids should worry you, because the cheapest way to shave a dollar is to skip a coat.

The honest comparison: silicone earns its premium on roofs with standing water. On a roof that drains properly, acrylic delivers similar restoration value for less money and leaves you with easier recoat options down the road.

Take a 20,000 sq ft metal warehouse roof in decent condition with surface rust at some fasteners:

  • Two-coat acrylic restoration at $2.50 per sq ft: about $50,000
  • Same roof, TPO replacement at $8.00 per sq ft: about $160,000, plus tear-off or recover board and days of disruption
  • Coating saves roughly $110,000 up front and typically qualifies as a maintenance expense rather than a capital expenditure; confirm the tax treatment with your accountant

Even if the coating system needs a $1.00 per square foot recoat in year 12, the total 25-year outlay usually remains well below a single replacement cycle.

How to Get a Real Number

Collect at least two bids and make sure they specify the same scope, otherwise you are comparing different roofs. Every proposal should state the total dry film thickness in mils, the coverage rate in gallons per square, the prep and repair scope, how seams and fasteners are treated, and whether the warranty is a manufacturer-backed system warranty or just a contractor workmanship letter. A bid without a mil spec is not a bid you can compare.
