The police station in Estes Park, Colorado, a mountain town at the doorstep of Rocky Mountain National Park, was carrying a modified bitumen roof more than 20 years old. Rather than repair isolated trouble spots and wait for the next leak, the facility manager chose to restore the entire 12,588-square-foot roof with a fluid-applied system, heading off a far more expensive full replacement down the road.

The Challenge

Two decades of high-altitude sun, snow, and freeze-thaw cycling take a toll on asphaltic membranes. The Coating Solution

An American WeatherStar approved contractor installed the company’s Ure-A-Sil system, which pairs a urethane base with a silicone finish. Crews power washed the roof at 3,500 psi, then sealed the seams, perimeter details, and penetrations using Fabric Bond 930 and Urethane Brush-Grade 522. Aromatic Urethane 520 went down as the base coat, forming the waterproofing backbone of the system, and a white High-Solids Silicone 412 top coat finished the assembly, delivering a surface that reflects up to 90 percent of the sun’s UV rays.

The Results

An independent roofing consultant inspected the completed project and scored it a 10 on a 10-point scale. The restoration came with a 12-year No Dollar Limit system warranty covering leak repairs, giving the town long-term certainty on a municipal building without the budget impact of a tear-off. The white reflective finish also positions the building to shed solar load during Colorado’s intense summer sun exposure.
