Standing Seam Metal Roof Restoration at a North Charleston SC Logistics Facility

A transportation and logistics facility in North Charleston, South Carolina, opted to get ahead of its roof problems rather than wait for them to multiply. The building’s 14,500-square-foot standing seam metal roof had developed a handful of leaks, and the owner wanted a preventive maintenance solution that would stop the active problems and protect the panels for years to come. The answer was a fluid-applied restoration using American WeatherStar’s Met-A-Gard+ system.

The Challenge

Metal roofs rarely fail across their whole surface at once; they fail at seams, fasteners, and damaged panels. This roof followed that pattern. Along with the existing leaks, the restoration needed to correct loosened seams and fastener issues, and one metal panel was damaged enough to require outright replacement. Surface preparation was equally important, since coating adhesion depends on a clean substrate.

The Coating Solution

The installing contractor began by pressure washing the entire roof to strip away dirt, debris, and contaminants that could interfere with adhesion. Crews then made mechanical repairs, reinforcing seams and fasteners and swapping out the damaged panel. Every seam and penetration was sealed with Urethane Brush-Grade 522 mastic, creating a waterproof detail layer at the roof’s weakest points. Finally, two coats of High-Tensile Acrylic 211 were applied across the full roof area, forming a seamless, highly reflective membrane over the metal.

The Results

The finished system gave the facility a watertight, monolithic surface with strong elongation, tensile strength, and color retention, qualities that matter on metal roofs that expand and contract daily in the South Carolina heat. American WeatherStar issued a 12-year material warranty on the Met-A-Gard+ installation, giving the owner a defined performance horizon for a fraction of the cost of panel replacement.
