The Trading Post strip mall in Huntsville, Alabama, had a roof coating problem hiding a corrosion problem. An older acrylic coating on the metal panel roof was eroding, and instead of protecting the substrate, the degraded coating was trapping moisture directly against the steel. The Challenge

A failed coating is in some ways harder to fix than a bare roof. The degraded acrylic had to come off before anything new could be installed, and the corrosion that had developed beneath it required structural repairs, not just cosmetic attention. The replacement system needed to bond permanently to the prepared metal and hold up in a climate known for heavy rain and severe storms.

The Coating Solution

Arkbow Roofing, led by owner Steven Jacks, prepared the surface by removing the degraded acrylic and completing the necessary structural repairs. The crew then installed the KNIGHTSHIELD silicone roof coating system from W. R. Meadows, with the manufacturer’s senior channel sales manager, Christopher Korn, providing technical guidance and site oversight during the project. According to the manufacturer, the silicone vulcanizes to the substrate as it cures, forming a permanent bond that effectively integrates the coating with the roof itself.

The Results

The new silicone membrane sealed the metal roof and ended the moisture entrapment that had been driving corrosion. The system faced its first real test almost immediately: heavy storms rolled through shortly after completion, and the roof came through with no leaks or breaches reported. The strip mall’s owner gained a durable, weatherproof surface without replacing the metal panels, and the project stands as a caution about aging acrylic coatings on metal roofs and the value of correcting them before corrosion spreads.
