This is also one of the underappreciated advantages of coating restoration: keeping the existing roof in service, rather than replacing it, generally avoids triggering the requirement to bring insulation up to current code, though owners should always confirm how their local jurisdiction treats a given scope of work.

Ratings You Can Actually Check

When a manufacturer claims a coating is reflective, the rating is checkable. Ask for initial and aged values, because the aged number is the one your building lives with.

Incentives Exist, but Verify Locally

Many utilities and some state and local programs have offered rebates or incentives for reflective roofing, because reducing summer peak cooling demand is worth money to the grid. Programs come and go, and eligibility rules vary, so treat incentives as a bonus to verify, not a number to count on. A contractor who works your area regularly should know what is currently available; your utility’s commercial efficiency program is the authoritative source.
