"With God, All Things Are Possible."
Ohio pairs a deep legacy industrial roof inventory across Cleveland, Youngstown, and Toledo with one of the nation's fastest-growing logistics markets around Columbus and Rickenbacker. Both ends of that spectrum age into the same question, and for buildings with sound decks, coating restoration usually answers it at a fraction of replacement cost while keeping tenants dry and operating.
Northeast Ohio catches lake-effect snow and long gray winters, while the whole state cycles through freeze-thaw for months on either side of the deep cold. Summers are humid with regular thunderstorms and a real hail presence, particularly in the western counties. The full seasonal swing drives thermal cycling that opens seams on aging single-ply and works fasteners on metal. Ponding is chronic on the older flat stock where decks have deflected.
EPDM is everywhere in Ohio, a legacy of the region's rubber-industry history, covering commercial buildings of every vintage. Older industrial cities retain built-up and modified bitumen roofs, the Columbus logistics boom added huge TPO acreage, and metal buildings serve the agricultural west.
Conklin and Mule-Hide have established Great Lakes contractor bases, Progressive Materials silicone ships in from neighboring Indiana, and GAF and Sherwin-Williams Uniflex anchor mainstream distribution.
Restoring aged EPDM with silicone is a signature Ohio project, sidestepping tear-off on thousands of rubber roofs reaching end of warranty. SEBS fits the metal stock through the freeze cycle, and western hail counties justify urethane base coats. Moisture-scan first on anything with decades of service.
